The Valley

The Valley is an emerging residential community of Dubai and part of the large multi-purpose district of Dubailand. This community is being developed by one of the Emirate’s largest construction companies, Emaar Properties. The development started in 2019, and the first residential complex is scheduled for completion by the end of 2023.

The new neighbourhood is located on the outskirts of Dubai, next to the Dubai–Al Ain Road that connects it to Sharjah. This residential community is going to be fully self-sustaining and perfectly suited for a comfortable family-friendly lifestyle.

Advantages of The Valley

Real estate in the new community consists of low-rise developments — i.e., villa and townhouse complexes. Residents will have access to a wide range of amenities, such as:

  • Outdoor sports courts
  • A shopping mall with retail outlets and restaurants

Attractions

A drive to the Al Marmoom Heritage Village takes 14 minutes. Every year from March through April, the village hosts a festival with camel races, trade fairs, and a market with traditional Emirati goods. Nearby is the famous Dubai Camel Market, where you can feel the traditional Arabian vibes, get to know the traditions of the UAE’s indigenous tribes, take photos with camels of various species, and learn more about them. The market is open in the morning, and at daytime, visitors can watch grazing camels. Goats, sheep, and other livestock are also sold in the market.

The new residential community is designed to be eco-friendly and oriented toward healthy living. One of its unique features is the on-site farm and hothouses with hydroponic plants that supply residents with eco vegetables and berries all year round. Beaches and entertainment

A large beach area spanning 30,000 square metres will be arranged in the centre of The Valley. Reserved exclusively for the locals, this complex will feature:

The new community is oriented toward tranquil family living, so it has no large hotel complexes. The nearest hotels are a 15-minute drive away:

  • Al Habtoor Polo Resort

    This upscale five-star hotel complex is surrounded by four picturesque polo fields. Guests can enjoy five high-end restaurants with outdoor terraces, a spa salon with six treatment rooms, a steam bath, a sauna, a gym, tennis courts, and many other benefits.

  • Abidos Hotel Apartment Dubailand

    The four-star apartment hotel offers a cafe, a restaurant, an outdoor swimming pool with a rooftop bar, a sauna, a steam bath, a gym, and other amenities.

  • Radisson RED Hotel

    This four-star hotel is situated in Dubai Silicon Oasis, a business district of Dubai. The Radisson RED features a restaurant, a cafe, a bar, 13 conference halls, an outdoor swimming pool, a fitness centre, and a spa salon.

Restaurants

A community retail centre spanning 32,000 square metres will be built in The Valley. It will offer numerous leisure opportunities in cafes and restaurants that will feature indoor tables and seating at outdoor terraces. Food trucks will also be available in the community’s public spaces. 

The Dubai Outlet Mall is a nine-minute drive from the district. Its many restaurants and cafes include the following:

  • Chuck E. Cheese’s, a fast-food restaurant with a children’s climbing structure
  • Burger King
  • McDonald’s
  • Dragon Ice
  • Al Khawabi.

Malls and shopping

The Valley’s community retail centre will house outlets where all essential goods and foods will be offered, along with a farmers’ market selling quality organic foods.

The large Dubai Outlet Mall is only a nine-minute drive from the community. It provides clothing and accessories stores by famous global brands where articles from last year’s collections are offered at hefty discounts. There are also shops selling electronics, perfume, cosmetics, collectible toys, and many other goods. A large parking lot is a stone’s throw away.  

Fitness centres

The 20,000-m2 Sports Village will be built in The Valley. It will feature: 

  • A large soccer field
  • A tennis court
  • A basketball court
  • A children’s playground
  • An outdoor gym
  • A cycling lane and a jogging track.

Sevens is a large sports complex a 10-minute drive from The Valley. There are rugby stadiums and a cricket club with several cricket fields, as well as a restaurant, a cafe, and large vehicle parking for visitors’ comfort on the premises.

A drive to the Al Ali Stables with several riding schools takes 12 minutes.

The Valley

Active water sports

Kite Beach, popular among all fans of water sports, is a 30-minute drive away. On the beach, you will find kitesurfing and kayaking schools and the corresponding equipment rentals. There is also a comfortable recreation area with loungers, a spacious children’s playground, a jogging track, and a beach volleyball court on the grounds. Visitors can have a snack in one of the waterside cafes.

SPA salons and leisure

The Pavilion is a special place designed for recreation and relaxation. Its 33,000-m2 grounds feature:

  • A zen garden and a green oasis — a perfect place for meditation and yoga
  • A stargazing tower
  • A green maze.

The Valley will also have a wellness centre with a gym, tennis courts, a spa salon, and a restaurant overlooking the community’s central park called the Farm Gardens.

Transportation

This emerging residential community has no public transport stops yet, so the residents will have to drive a private or rental car. Parking bays for two vehicles will be provided by every house for utmost convenience. The nearest bus stop is a nine-minute drive away near the Dubai Outlet Mall.

Schools and kindergartens

The following schools are a 13-minute drive away:

  • The Aquila
  • German International School
  • GEMS FirstPoint.

The below schools can be reached by car in 25 minutes:

  • Repton
  • Fairgreen
  • Jebel Ali.

A drive to the following educational establishment for younger kids will take approximately 15 minutes:

  • Kent Nursery Dubai
  • Falconcity Nursery
  • Lycee Francais International Primary School.

Academic City, home to Dubai’s major universities and colleges, is an 11-minute drive away.

Hospitals and pharmacies

The nearest large healthcare institutions are a 25-minute drive from the new residential community. These are:

  • Mediclinic Parkview Hospital, a 24/7 hospital with cutting-edge equipment and a wide range of medical services
  • Neuro Spinal Hospital
  • 7 Dimensions Medical Centre with healthcare professionals of various specializations (dentistry, orthopaedics, physical therapy, cosmetology, etc.).

Property types in The Valley

The new community features two key types of residences: townhouses and villas. There are no residential complexes with apartments in The Valley yet.

The local contemporary-style townhouses and villas have two storeys, gated grounds, and car parking by the main entrance. The developer offers various designs that differ by the colour palette and facade elements, and buyers can choose the style of their future villa or townhouse that they like best.

There is an entrance hall, a kitchen, a living room, a dining room, a terrace, and a laundry room on the ground floor of all properties. Some floor plan options also include a maid’s room and a guest bedroom with a bathroom. The first floor is reserved for bedrooms, bathrooms, and balconies.

The Valley

Rent prices

The residential community is currently under development, so there is no way to know the actual rental prices for local villas and townhouses. Homes in a quiet, green neighbourhood are forecast to be in high demand among married couples who prefer to settle far from the hustle and bustle of the city and enjoy the ambience of quiet suburban living.

Selling prices

While the construction is in progress, property prices in this community will remain significantly below market value. Once it is completed, the local houses will become more expensive. The developer is also offering a convenient instalment plan to attract off-plan buyers. According to this plan, they can pay in instalments during the construction and make the final payment after commissioning.

A three-bedroom townhouse in the Talia residential complex currently costs AED 1.5 million ($408,500). A luxury four-bedroom villa on a large land plot in Farm Gardens sells for AED 5.1 million ($1.4 million).
